Chris. I am afraid that you are incorrect again, I have a letter from HMRC, which states that , any qualifying building, (I.E. VH), built from scratch, with any pr-existing building demolished completely to ground level, can qualify for zero rating' What it does not make clear is whether the existing building has to be demolished prior to starting the new building, but there was no restriction regarding building on the existing footprint, so the tennis court would be fine.
